
Beware those home buyers or residents who are planning to buy homes or want to invest in ASPIRE CENTURIAN PARK.
This project was launched by Erstwhile developer Amrapali Group in 2010. After a long legal battle, we are able to pull this project where Hon’ble Supreme Court of India kicked Amrapali group, Greater Noida Development Authority and banks from project by making Home buyers absolute owner and deputed Court Receiver as custodian of project and NBCC for execution and completion of pending of Centurian Park Lowrise, Centurian Park O2 valley, Centurian Park Terrace Homes & Centurian Park Tropical Garden. All these 4 phases together are part of ONE Centurian Park Family.
Court Allowed Court Receiver to sale the additional FAR of Centurian Park which is known as CP3. NBCC issued tenders for Construction of CP3 and Girdhari Lal & Sons (GLS) was awarded to complete construction and Gaursons was awarded tender under bulk scheme sales to sale unsold inventory to prospective buyers/investors.
PLEASE BEWARE –
- This is not Gaursons project, they are only enturste to sale units.
- Girdhari Lal & Sons are assigned to complete the project with 2 years of maintenance by them. No need to pay for maintenance as maintenance is covered by GLS.
- ASPIRE CENTURIAN is not RERA registered as court has cancelled the RERA registration in its landmark judgement of 2019. (Judgment is available in download section dropdown)
- ASPIRE CENTURIAN is not a seperate project. Its part of existing Centurian Park and common services, amminities are shared. Its not like the facilities made for CP3 will be only for CP3. Common services and amenities of all 4 phase are to be used by CP3 and vice versa.
- NBCC, Court Receiver had not shared the Sanctioned Layout and Plan approved by Greater Noida Development Authority to existing residents. Do ask for the same from Gaurs before buying your unit. Else you will be always at loosing end.
- There is huge parking shortage in all 4 phases and Existing buyere are been assured to provide in CP3. Please make sure, you cover this aspect as the huge sizes would require not less then 2 parking per unit.
- Facilities of existing buyere remains incomplete, the mandatory amminities facilities are for whole project and just not CP3.
- Existing buyers are been given very poor quality construction, poor maintenance and pathetic infrastructure. Existing buyers are doing pillar to post running including protest on site every now & then.
- Before you book your unit, make sure you have delayed pennality clause by Gaurs. Else they will run away after sales and you will be left high n dry like us.
- Make sure your IFMS is collected under seperat account or if in same account it should be givn back to association. Else Gaurs will take in there pocket.
- Please validate & verify sanctioned layout, plan of GNOIDA. Statutory approvals from respective authority like fire, airport, lift, and most important structure stabilty report before possession clause must be written in your BBA.
- While checking sanctioned layout and plan please make sure you find the FAR which should not be over 3.5 else NBCC will eat your green area (which you will anyways not get) as project max FAR is 3.5.
